This policy explains what information Nest & Acre Real Estate, LLC collects when you visit this website or contact us, how we use it, and the choices you have. We are a small Austin and Hill Country brokerage. We keep data collection to what we need to answer your inquiry, represent you in a transaction, and meet our obligations as a licensed Texas broker. This website has no user accounts, and we do not sell personal information.
1. Information We Collect
Most of the information we hold is what you choose to give us through the inquiry, tour-request and listing forms on this site, or by phone and email. We do not buy data about you, and we do not use automated profiling.
Your name, email address and phone number, as entered in a contact or inquiry form, so that we can reply to you. A mailing address is requested only when it is needed for a contract or a legal notice.
Whatever you write in the message field, plus details you volunteer about what you are looking for (price range, acreage, areas, timing) or about a property you would like to list (address, property type, size, target price or rent).
If you go on to buy, sell or lease with us, we may receive documents such as a lender pre-approval letter or proof of funds. These are exchanged directly with your advisor, not through this website, and are used only for that transaction.
Like most websites, our hosting provider may record standard technical details such as your IP address, browser type and the pages requested in routine server logs used for security and troubleshooting. We do not run advertising or analytics trackers on this site.
2. How We Use Your Information
We use the information you give us only for the reasons you would expect from a real estate brokerage. Specifically, it allows us to:

The Texas Data Privacy and Security Act (TDPSA) gives Texas residents rights over their personal data. Whether or not the Act applies to a business of our size, we will honor the following requests:
Confirm whether we hold personal data about you and receive a copy of it.
Ask us to correct anything in our records about you that is inaccurate or out of date.
Ask us to delete your personal information, except for transaction records we are required to keep under TREC rules.
We do not sell data or use it for targeted advertising. You may opt out of any marketing email at any time.

5. Cookies, Fonts and Tracking
This site is deliberately light on browser technology. Here is what does and does not happen when you visit:
- No accounts, no tracking cookies: There are no user logins, and we do not set advertising or analytics cookies.
- Google Fonts: Our pages load their typefaces and icons from Google Fonts. Your browser requests those files from Google’s servers, which receive your IP address as part of that request. Google’s own privacy policy governs that processing.
- Browser preferences: If a page remembers a choice you make (for example, a saved listing), that is stored only in your own browser and is not transmitted to us.
6. Data Retention, Security & Contact
An inquiry that does not lead to a transaction is kept only as long as we need it to follow up with you, after which it is deleted. Where a transaction takes place, Texas Real Estate Commission rules require brokers to keep contracts, agency disclosures and related correspondence for at least four years after closing or termination, and we retain those records for that period.
We use reasonable technical and organizational safeguards to protect the information we hold, and we limit access to the people who need it.
